Nice hotel but prices could be low
So we could observe the development of this hotel.
Used to stay in standart and suit (family and business). It wasn't renovate from the 2009 (it's my own observation), but prices grow and grow up. Only the fasade of the hotel is newly repair, not in the rooms. Nice little garden with a kind of barbeque and monitored parking.
Not all the suits has a shower cabin, just a place with the curtain between shower and toilet.
Breakfasts costs around 5 usd, but it's not a home made, it's like fast food.
It's a rather close to the sea, but the beach is small, the nearest beach complex Arcadia is like 20 min by foot (but I think it's a problem of a whole city, not the only hotel's).
20 min from the railway by tram, 20 min by the taxi from the city center and food places.
Nice and very helpful staff, really friendly and 24/7.
Nice to stay for the business trip or for 1-2 nights, but not for the beach leasure.

Ramshackle “Business Suites” on offer at Osobnyak courtesy of EXPEDIA
FIrst, the bathroom measured 67 inches in depth and 55 inches in width. The shower was in the corner measuring 21 inc hes by 36 inches without any separation just a shower curtain with water pouring into a centrally located drain in the middle of the bathroom itself - not the shower! The shower hose was connnected to the sink tap. All the used water flows in a central pipe shared with the water that flows down the sink. Thus the bathroom has a strange unpleasant, slightly miasmic odor emanating from the sink drain. The set up is so primitive I took photos of it which I shall subsequently download on this site. My girlfriend who is Ukrainian found it below par even on Ukrainian standards. She just snickered when she opened the bathroom door and gazed in wonderment at the interior. I wouldn't even consider taking a shower in it. As for the toilet seat , it was the very flimsy cheap plastic type that does not stand up without a hand holding it (a situation which affords no problem for the ladies but is a nuissance for us men!!)
Second, the weak air conditioner was not located in the bedroom but in the sitting room. Therefore I opted to sleep on the fold-out bed -- although each time that I opted for 18 degrees on the remote, the remote reverted to 27 degrees. Curtains in the sitting room are sheer; thus when the sun light came in I awoke at 630am. (There are at least in the bedroom drapes that afford protection from early morning rays but they only cover the window portion not the door portion of ingress for sunlight.
Third, there are no screens so although at night the weather is cool there is no point opening up the door to the balcony and the windows unless you want to feed the mosquitoes.
Fourth, location is undesirable. True, the hotel is only a few minutes from the Black Sea but so what? You can see the sea, property developments along side of it and some yachts but there is no beach to access unless you are a property owner. You just reach an escarpment and look down. It is also far from central Odessa. It seems the location is only okay if you are into the night club scene (at least according to the taxi driver at the Odessa airport who drove us to Osobnyak for the rip off price of 200 hryvnias).
Fifth, there is no elevator so be prepared to lug your gear up two flights of stairs but at least the steps are wide enough for lugging!!
Sixth, breakfast was below standard. They have five variants to choose from for breakfast. The first consists of eggs and ham. My girlfriend opted for that variant but they did not ask how she would like her eggs cooked. She wanted "over easy" but they gave her "sunny side up." When she asked that the eggs be "over easy," they simply put the eggs in a microwave to cook them a second time! In fairmess, variant number five blinchki s tvorog (pancakes filled with cottage cheese) was fine except that I had to ask for sour cream (smetana) which Ukrainians dolop in many dishes even when you don't want it. I might also add there is no choice of juice - we got apple juice (like it or not).
In fairness, I might also add that check-in and check-out was a breeze and that the lady administrators were very pleasant, smiled and were friendly and welcoming. That partially compensated for defects in physical facilities.
By no stretch of the imagination, notwithstanding, could the room be classified as a business suite even using Eastern European standards; rather, it is an economy suite or budget suite of unrenovated Soviet standard. Although I am not a fan of overpriced hotel offerings, the minibar was practically empty (though, thankfully, the refrigerator at least functioned well). Osobnyak could at best be desribed as two-star B (although getting that second star is a stretch). I consider Expedia to be complicit with the hotel in purporting a level of quality through the use of the term "business suite" that simply does not reflect reality. It is false advertising pure and simple. Don't be duped as I was into reserving a "business suite" in a flop-house.Claims to the contrary on the hotel website are hilarious and pure fabrication: [--] ("Deluxe of the highest quality ... the best two room suite ... will satisfy the most exigent guest.")

Сауна комплекса «Особняк»
-душевая кабина не работает, без механизмов и заржавела
-туалет представляет собой и душевую, но даже крепление было оторвано, те помыться можно только в случае если кто то держит душ
-состояние плитки и мебели говорит само за себя
-сауна грязная и лежать на нижней полке невозможно, выступ слишком мал, но! жарит, так что париться можно
-в комнату отдыха даже не заглядывали, не рискнули
-джакузи бурлило, но даже мысли не пришло дотронуться до воды, нет ощущения чистоты...
2балла- за гостеприимство, общение в принятии брони и оперативность в подготовке заказа, но сама кухня оставляет желать лучшего.
Видно, что персонал продает, что имеет-чувствуется, что нет хозчйской руки. Даже без больших затрат можно создать уют и чистоту. Искренне желаем успехов и верим в изменения к лучшему.
