Great value for money, awesome staff
Stayed in 3 bed with private facilities. As good as any 3- 3.5 star hotel ( except no fridge or kettle in room) walking distance to pier to catch boat or night harbour cruise, close to mbk. Not a lot of street food or cheap places to eat. Train station within 10 min walk. Seven eleven not far. There is a common room with fridge and hot water avaliable. No cooking facilities as such or toaster. Washing machin and drivers avaliable for 50b. You can buy water , coke and beer at receptions at good price. The staff were lovely and would take care of your laundry no issue ( they never ask for money) but I gave them 100b and they washed , dried and folded a full basket of washing. Just lovely

You get what you pay for
If you book this place, make sure you have low expectations. First, we had a private room/bathroom so I thought it would be decent, but it's, as another reviewer said, passable at best. It's not clean. The floors are dirty (although they provide flipflops to walk around in). Even the blue towel mats they placed in our room looked dirty. The bathroom floor is unfinished (concrete). I had to clean the bars on the towel rack as they were filthy. The shower door doesn't close all the way. The windows were dirty and don't all close fully. The beds were rock hard. I've never slept on a bed this hard before. The wifi would sometimes work really well but would often drop or just not connect at all which is unacceptable. Also, this is the first place where I felt the need to lock up my valuables in my suitcase. There apparently are some locals who live here which seems a bit shady to me.
There was laundry (washer/dryer) on the 4th floor which they quoted me as 40 THB for a full load (30 THB for a smaller load) and 40 THB for the dryer and 10 THB for detergent.
There were only a few positives. The room was very spacious. Luckily, I saw no bed bugs at least. And we had a fridge with a small freezer which was super nice. They do provide a bottle of water for each person each day. There is a water dispenser on the 4th floor although I don't know if I would necessarily trust it, based on what I've read. The AC works really well. The location is also close to Chao Phraya River and was perfect for most of our tours we went on with a Go City Bangkok pas.

Passable at best
Although the rooms cannot technically be called dungeons, as dungeons are inherently below ground, they are certainly a close relative to a dungeon. Perhaps the dungeon's cousin that only comes home for Christmas to fall asleep in their food at the dinner table.
There are no windows in the rooms. There is a TV with rabbit ears, no cable. The TV does have a YouTube function, but streaming some things is difficult due to the poor quality of the internet.
The internet is indeed poor quality. The connection frequently drops and is about 1.5megs down and 4megs up.
The beds are pretty uncomfortable. Pretty decent sheets over a mattress that is covered in plastic. The plastic does give a festive flair to sleeping, though, like sleeping on a little new years celebration. The comforter is the highlight of the room and is decently heavy, fairly soft.
The rooms are clean, no cleanliness issues here. The shower gets warm, not super hot, but warm enough. There is a perpetual sewage smell coming from one of the drains necessitating constantly running the fan so the room doesnt fill with sewage stink.
The air conditioner does it's job and blows nice and cold.
I like the location. Close to the train, close to Chinatown and tourist centers. It is far enough away from the swanky tourist bits that affordable food and drink is still available close by.
