Amazing

Great overnight stay in the Tulloch room. Fabulous massive comfy bed, everything spotless. Staff super friendly and attentive. Will return in the future.

Had a rwo night stay. Staff were great. Had dinner in the restaurant one night and the food was excellant. Had the Birnam room on the top floor which was a superior room. It was a good sized room apart from the coomb ceilings. Had to duck to get in to bed and to use the whb in the ensuite. Main issue is the condition of the building. Creaky floors, mould and cracked paint on really old window. All made worse by a pervading damp and musty odour. Too much papering over cracks. Also didn't like the need to pre-order breakfast the day before on a form with restrictions on choices so didn't partake. Stay on the whole was fine, but not up to a "4 star boutique" standard.

Great location, easy parking, and the tables on the edge of the park are wonderful.
The hotel is made up of two or three converted houses, with all the character that brings. And by UK standards, our room was a palatial size, and the bathroom had been recently renovated with a large walk-in shower.
Everything in the UK has got so expensive and hard for any business to survive, so I'm sure they do what they have to. But for the money by North American standards it was a maybe a four or five star price for a three star experience - not to say it's not clean and the staff pleasant, but for several hundred dollars a night to have a kettle and instant coffee wouldn't be what I'd expect.
The hotels.com website didn't help the experience because I said give me places that included breakfast, and this one though expensive still came up and the reviews on breakfasts were good, so I spent a little more to stay here. However, I didn't check the booking e-mail carefully when it came through, and when I checked in they said 'breakfast was available' and I said I thought 'breakfast was included' but the hotel was absolutely right - it was not included. Then the price turned out to be nearly $40 per person - I don't know what the breakfast was like but it would have to be a spectacular buffet for that kind of money. But the breakfast snafu was certainly not the hotel's fault in any way.
Great quiet location, clean and pleasant.

Nice independent hotel.

Great independent hotel. We were in Oak-barn room in the main house. Great views across the park. Food was AMAZING! The staff are fabulous (Rachel on reception was outstanding in her job role) Difficult to find (maybe use what three words) satnav takes you round the corner (annoying)

Little beauty with great bar and kitchen

Hidden at the end of the park next to a street this hotel is definitely worth to book especially when ypu trabel by car. Our room (City of Perth) was wonderful, the breakfast everday as per your individual order and the dinner delicious too. Not to forget the great selection of Gin and Whiskey and friendly team. Best memories
