We love this hotel as a family of five with children who need to be in our room still. The basement rooms are well maintained with bunk beds and an extra single bed along with a very large bed for the adults. Bathroom was small and slightly awkward but shower was hot and there were plenty of towels and aircon was an added bonus. Parking costs £15 a night. It's also dog friendly and a few moments from Durley Chine beach which allows dogs all year, and is the nicest beach. It is also an easy walk to restaurants in town. For a budget seaside break I would definitely recommend.

Poor furnishings and room quality

Such a tired hotel. My hotel room standard was very poor. Paint coming off walls, poor quality towels and the state of the kettle. I travel a lot and it’s my first time here, it will be my last.
My colleague had a more modern room but mine was awful - room 223. Stayed for 2 nights and I was glad to check out.
My one ⭐️ rating doesn’t apply to the staff though. Tia on the bar is your jewel in a very tired crown. There was also a mature lady who did breakfast and was on the bar in the afternoon - they were both excellent but I can’t see past your poor fabric standards.
Lastly, for a so called 4 ⭐️ hotel, the breakfast was poor in my opinion.

Stayed one night in a family room, the receptionist at check in was very friendly and helpful. The room itself was a bit tired, as was the whole hotel. For a short stay its absolutely fine, good location etc. However there are small improvements that could be easily made, our room had a dirty sticky stain on the carpet beside the bed, I imagine an easy fix with some carpet cleaner, the toilet roll holder was lose, the skirting boards tired and dirty looking etc etc. Overall I would say its a tired 3* but fine for a short stay if you do not have high expectations.

Adequate but not worthy of the45 star rating. Staff were friendly but rooms were dated and pillows and bed were extremely uncomfortable. The single put you up bed for my son was missing lots of slats in the mattress. There were about 3 tissues in the tissue box. Air con only worked for part of the room.

Car park is a little small and we had trouble getting out of the carpark when we left as there was cars double parked in bothsides of the road and over hanging over the exit but this wasn't the hotels fault,
We had room 222 which had a double bed, bunk bed, Aircon and a ensuite bathroom with a bath/shower combination. Bath appears to have some sort of damage to the enamel near the plug hole but it didn't affect my shower that I had?
Beds and bed sheets were clean and beds were very comfortable,
Breakfast was great, I liked that we could go for 2nds and that we could choose what we wanted.
There was freshly baked breads and fruit and yoghurt, cooked breakfast and cereals, lots to choose from! Hotel is situated near the seaside and is on the quieter side, it has many, many steps to go down (117) and is very steep and I would imagine someone who suffers with heights would think this is an issue.
About 600yards Futher down the beach (near the pier) there is a lift that can take you down. But we never tried this so I'm not sure if there is a price to go down and up?
It was quite a interesting lift it ran on rails like a train track and looked almost like a really small house
