The Princes Gate is a historical, boutique-style hotel in the centre of Rotorua. This classical 5-star hotel is opposite the Polynesian Spa and the famous Government Gardens.

We very much enjoyed our stay in central Rotorua, and was able to lock our bikes up safety.
The happy hour was excellent with the fire and old world surroundings great.
Being an historic building - sound proofing is not as good as a modern hotel.
Overall a great place to stay.

Great location. Lovely building. Nice hot pools. Good breakfast.
Only downside was no lift to the second floor and no help with my suitcase on the stairs.

We chose Princes Gate specifically to avoid a faceless corporate hotel. Dating back to 1897, it’s a genuine heritage property steeped in history—and on paper that should have been a real strength.
Unfortunately the owners appear to have gone overboard with the décor. A building of this age and character should be allowed to speak for itself with understated wall coverings, timber floors and good rugs. Instead the rooms feature loud wallpaper and garish curtains that clash with the period architecture. Small practical details also disappoint: rather than investing in proper electrical upgrades, guests are left relying on multiple extension leads just to power the lights.
We didn’t eat or drink on site (both options are available), so we can’t comment on the food or beverage offering. The hot pool and sauna were a genuine bonus and a pleasant surprise.
Reception, however, was a significant letdown. On the morning of checkout we returned from coffee at The Fat Dog and greeted the two staff members on duty—an older lady and an Asian gentleman—with a clear “Good morning.” We were completely ignored. The same unenthusiastic attitude continued through the checkout process; the only acknowledgement was a mumbled “have a good day” from the older lady. If you don’t enjoy dealing with guests, hospitality is the wrong industry.
Overall: The building itself is beautiful and full of character. Almost everything else—décor choices, practical details and, most of all, the service is poor

Wish we had tried to sleep elsewhere
The building is great and well kept. Lovely art and decor and style. A piece of history!
Unfortunately the floor boards above room 10 squeak horribly. It didn’t start until our neighbors above began moving around 430 or 5a. They were still up and about when we left around 7a.
I brought it to the attention of the front desk at check-out, knowing it’s an old building and they have done a lot to keep it up. But the old nails in the floor need to be pulled and replaced. The person at the front was dismissive and unsympathetic.
As a place to sleep, unfortunately, I just can’t recommend it. Maybe the upper floor is okay?Wish we had *tried* to sleep elsewhere.
I did read a lot of recent 5 star reviews before booking, but in hindsight felt they were a bit too optimistic about what you really get outside of the cute lobby area. And the parking is not really part of the hotel. It’s on the street and just happens to be free after 3p. But you have to be gone before 9a.

This is not a five star hotel, 3.5 as maximum. Small rooms (had the svit) the ac was working then it wanted, to a temperature it desided for itself (not the tempeture I set). It was very loud between rooms and outside (was a gap off roughly 4cm between the door out and the floor).
The breakfast was poorly made, it had some basic stuff, like bacon, fried rice??three kinds of fruits sausages but nothing special
The hot tub was great and one guy at the reception was very helpful, the rest did not know English required at a five star hotel .
Also there was renovation going on in the room beside ours, making loud noise in the morning and evening! The hotel might be worth it if you get a really good discount.
