We stayed in room 5 for 2 nights in May 2025. I have given it 5 stars for the view (the photos on expedia don't do it justice, i have attached some of the view from the room), it has a balcony plus location was great, 2 minutes walk to the restaurants on the front and walkable from the Old Souks area (though there are lots of golf carts as taxis). Room was clean and modern and breakfast at Rays exceptional. I would definitely stay there again but there are a couple of things to note: the parking charge was double that stated on Expedia. There is no kitchenette as stated, there is a (good sized) fridge and a kettle, no glasses or anything. Check in information was a bit confusing as you had to check in at Rays but when i asked initially the guy didn't seem to know anything but we got there in the end. But we had a great time and are definitely hoping to go back next time we are in Lebanon.

We had a problem with the reservation, I booked room#1 they gave me room#3 but other than that all was good.

The property is located near main attractions in Batroun and two steps away from Bahsa Bay.
Being behind cafes and restaurants meant noise could be heard as well as cooking smells. The entrance of the property is near the base of a kitchen and staff exit.
There was no proper communication from the property and no instructions how to check in. I was not given a Wi-Fi password nor was I aware of a location for the breakfast. I had to pay for my own despite the breakfast being part of the room rate.
I tried calling the designated phone number several times and on WhatsApp without any response.

First of all, the room was not clean at all- the floor was dirty and there were visible stains on the shower glass.
The shower had only hot water, and when i asked them to fix it, they changed it to cold water only.
There was no bidet in the toilet which made our stay very uncomfortable.
And the person who gave us the key was not helpful and quite rude.

Bad hotel. They canceled my booking the day before my arrival. And did not refund my money. I expect a full refund.
