Of no fault of the property, the walk from the FRONT doors of Termini is much longer than expected. As the property is inside a condo complex, signage is not allowed and fixing the correct entrance was a challenge.
A lot of properties in Italy are not equipped with A/C, but the overhead fan worked extremely well to keep the air circulated and cool.

I'm upset, bad service, very grumpy on the phone
from Wednesday to Saturday I tried several times to contact them but I never received an answer. in the end I decided to call the number directly and someone answered: it was a child, I suppose the son. in the background there was total chaos and I heard the lady say things like “is someone calling me? and mo who is it? but have you not already answered?”. already from there the situation seemed unprofessional.
after several excuses from the host, I asked if it was possible to add a bed, but I was told that they do not have triple rooms, only double rooms. at that point I could no longer cancel for free, because cancellation was only allowed up to two days before (which I would have done without problems if only they had answered me first).
I then tried to contact her to propose an alternative solution, like bringing an inflatable bed, but she never responded despite the various attempts. at that point I decided to contact booking to explain the situation, also because I seriously started to be anxious... if I arrive in Rome and I can not find the place, and then they do not respond? where do I go, under the bridge to sleep?
booking initially tells me that they can not proceed with the refund and that the host has refused the free cancellation. I then try to contact the host, who on the phone starts to attack me verbally, screams, does not let me talk and eventually hangs up in my face screaming “talk to booking, do not talk to me!” without even making me propose the solution.
booking recall, I explain everything in detail and, after several steps, I finally get a full refund.
I was really upset by the whole situation.

A place to avoid
How do you get in and sleep in a room that smells like a sewer? We had to throw open the window and turn on the aerator in the bathroom (blind) that as soon as we turned off, the unbearable stench returned. Old toilets, folding shower that maybe made the Vietnam War. Steps everywhere, that I don't know how we survived. Single beds, put together, uncomfortable, I slept with a spring in my back. Dust stuck to walls. A stain on the lightweight bedspread. Dirty kettle, impossible to use, which when I opened it I came to put back. Breakfast was 1 portion of rusks (there were two of us) with two jams (counted) and two coffee capsules that obviously, given the condition of the kettle we did not even want to try. I state that we were told that we would find the room fragrant. Ah we had to change our plans because the person who gave us the keys was not available at the time we had proposed (5pm) when the message said from 2pm to 8pm. To forget.

The Grandis rooms is only a small room with two single beds on metal frame that made noise when moving in your bed. they only had a single sheet to cover yourself and no spare blanket to to get warm, I had to use the bath towels to cover myself to get warm at night. There was no breakfast included. The bathroom was not very clean, there was mold in the shower and the door of the shower was so small that I had to squeeze in to be able to take a shower and I'm not a big person. The sink was mostly plugged and was draining very slowly, could not leave the water running more that 3 seconds. There wasn't supply for bathroom paper for the 5 days that we stayed there. The only good thing about this place is the checking, they contacted me on WhatsApp to find out when I would be coming in. This place was not worth what I paid for. I will never go back there.
