1/5 Stars | Fake 3-Star Guesthouse, Forced €400 Extra Fee & Booking Denied Full Refund

I strongly remind and warn all family travellers to avoid Schilizzi Hotel in Naples. This venue is falsely marked as a 3-star hotel on Booking.com, but it lacks mandatory 24-hour front desk service and only meets Extremely low guesthouse standards.
We booked a 4-night double room for 2 adults and our 13-year-old teenager. The room was far smaller than the advertised 18㎡, and it faced a noisy main road despite the platform’s quiet room guarantee. When we asked for a child-friendly arrangement, the hotel refused to provide a free rollaway bed or room upgrade. Instead, staff forced us to pay an extra €400 for a separate single room with no flexible solutions.
We rejected check-in and requested a full refund, yet the hotel offered zero reasonable solutions and took no responsibility for false advertising. Worse, Booking.com fully supported this non-compliant guesthouse and refused my refund application, hiding behind the non-refundable clause while ignoring multiple contract breaches by the hotel. All supporting evidence including room photos and booking records has been sent to EU and Italian consumer regulatory authorities. Do not book this hotel if you travel with children.

To forget!

AWFUL! It is not a b&b but a guesthouse. It is definitely not worth the asking price. Never been in a "hotel" like this.. maybe it could be a 2*, certainly not a 3*! They ask 5€ for luggage storage!
POSITIVE(little): proximity to the center, 5 minutes walk there is the metro line L1- "University"
The girl and guys at the reception are great! They try to do what they can to solve problems and please guests! They are wasted in this facility
NEGATIVE: despite the rooms being renovated recently, so it seems, they are kept very badly. My room was clean anyway. I had a problem with the boiler, I was over 24 hours without hot water, they do not have qualified personnel to contact in case of plumbing / electrical emergencies. They didn't let me change rooms despite there being one that could be booked on their website. I emailed them for a one-night refund, they didn't even bother to reply. The breakfast pastries are probably from the day before because they are hard. Cold cuts, cheese and bread for inedible sandwiches.

Great choice

I read not too positive reviews about this Hotel/B&B (because from my point of view it's a bit of a middle ground between the two structures, having for example the reception but, at the same time, occupying only the first floors of a condominium and not the entire building), and I must say that we, in 4, had a very good time. Rooms on the second floor recently renovated, spacious, clean and quiet. Attentive, friendly, helpful staff. Breakfast certainly not exaggerated as in other structures, but decent for both quality and variety. Convenient location close to the port, the center, and the subway. Reasonable prices. In short, a respectable solution that I would recommend, at least for the rooms on the second floor, which seemed to me entirely renovated, except for the parking, which I did not use and are therefore unable to evaluate.

Good location for the city centre however really difficult to find a way into the hotel as it is on the first floor of a shared building. Good friendly staff, nice rooms.
