bad experience
i booked this BnB for two from the 26/9-29/9. upon my arrival, i suddenly could not find the civic number so i called the BnB manager he responded and said his wife, which is the host was waiting for us outside but yet still no one received us. after 5 minutes i called again and as soon as he responded he literally started yelling at me on the phone like a BEAST! stating that his wife was just outside waiting for us and finally hangs up on me. a couple of minutes passed and we found the civic number. we literally rang the bell for 5-7 minutes no one answered. suddenly the door opens, there came out two police officers (carabinieri) with the host. it was terrifying everything we were shocked she let us in and didn't even say sorry for letting us wait. we paid in cash and checked in. the room was quite clean. there was no AC in the room despite the cold. pillow cases were old and stripped. we stayed for four nights and not for once the room was cleaned or change bed sheets and towels for us paying 90 euros per night. on the third day we asked for the room to be cleaned and to change the stripped pillowcases as we were about to go for a walk. to our surprise she only changed t towels and pillow cases didnt make the bed o even clean the room.

You can do better!!
The accommodation is well located, a short distance from both the station and Bologna fiere. The price is average for any nearby b&b. Difficult to find parking if you get there by car, the area is very busy and parking, during the day you pay and in the evening is so much in demand that it takes at least 20 minutes before you find it.
The area is probably one of the worst to stay in the evening in Bologna while during the day it is much quieter.
Check-in is done by staying on the phone with the owner who clearly explains step by step how to proceed.
Breakfast is available from 9:00 am onwards and is served in the room, due to the late time that is not specified at the time of booking, we could not use it and therefore we have been refunded.
Once you get to the room the cleanliness is enough, the attention to detail instead leaves much to be desired. Baskets without lid, folded bed legs, dented bathroom door, unpaired towels, lysed and stained and TV not working.
The owner was helpful in coming to “fix” the fixable but the b & b is small and we could not even change rooms as far as the full.
The furniture is as rambling as the uncomfortable and antiquated mattresses and pillows.
Despite the area the night is silent.
Overall with a few precautions they could greatly improve the experience even if, from what I have perceived, the family management leaves no room for great improvements.

Convenient location for those arriving by train
Regardless of whether a b&b in Bologna should be able to pay not only in cash and accurate, as communicated to me by the owner via message, but also by credit card, the value for money does not hold. Too expensive to set up the room.
It deserves only for the location, the area which is quite quiet and close to the station. And anyway a tip for the owner... put some extra towels in the room and a shower mat.

Good location
Our room was on the ground floor; when windows were open, people on the street could see right into our room.
Breakfast wasn't included.
Very poor price/performance ratio.
Soap dispenser was empty and wasn't replenished during our stay.
Communication was just a little difficult.

Bad communication and not fairy refund policy
I booked this property 5 days before the planned arrival. In the booking process at booking.com I left them a message asking if we can arrive later than the official time. I received the formal decline at 10pm the day we wanted to arrive. So I had to look in a hurry for another place to stay, plus I had to pay the full price for the night. They were not willing to waive to refund policy.

For bookings made with booking.com check-in closes at 22.00; booking.com informs the customer of the check-in time before booking and in the booking confirmation. Booking.com asks for your arrival time but you did not write it. I'm sorry but the cancellation policy is charged on the first night.
