Great Location
The resort is stunning with its sprawling size, lush old trees, and a fantastic pool area. I really loved the room concept and the overall bar atmosphere.
A special shout-out to Riyan from Reception. He was incredibly attentive and made sure our needs were met throughout the stay.
While the room design is great, it would benefit from a fresh coat of paint and some minor maintenance. Specifically, the main door lock system needs attention for better security and ease of use.
The food was generally great, though I found the Butter Chicken a bit too sweet for my palate. Balancing the sweetness with a bit more spice and less on cardamom would make it perfect.

Wonderful stay
This is one of the best places to stay in Goa. The experience was simply amazing. Everything was great from the room to property to staff to location. Just great! Really happy we stayed here for two days and would love to stay in this property again. Worth every penny!
Pros:
1. Rooms: Room was very tidy, neat and organized. All the essential furniture, appliances and toiletries were provided. We stayed in the room with Bathtub and it was a really pleasant experience. We enjoyed every bit of it. Room service was thorough as the room staff attended to us as and when requested. There is deck outside the room to sit and enjoy the view of the property.
2. Property: The property is lush green and gives a positive vibe. The property is located right on the main road and has good parking space and parking attendant who will take care of the parking for you. The property has a nice clean swimming pool. A big garden on grass, hammock and a nicely lit sitting area for you to sit, dine and socialize.
3. Staff: Best thing about this property is their highly courteous and friendly staff. They are busy at all times and still find time to provide the best service to everyone. I found the Bar staff to be extremely nice. They provided drinks by the pool and by the bar counter and service was very fast. All the staff tended to all your needs and in a timely manner. Kanha is a gifted bartender. Do try the cocktails he makes.
4. Food and Beverages: There is no doubt regarding the quality of the food and beverage they serve. From a good breakfast spread to the ordered menu items, Food was excellent. And the drinks were mindblowing as well. They have Buy one get one on the cocktails and 15 percent discount on the food which is a steal deal given the quality. Do try the Chicken 65 from their menu. One of the best I have ever had. Margarita and Basil smash cocktails were too good.
5. Location: It is on the vegator main road and close to beach and all the major attractions, shopping etc. if you have a car or bike. The property also provides rental bikes
Feedback on small improvement(4 star):
1. The Bathtub is surrounded by plants and trees. So tend to get dirty at all times and needs cleanup by service staff everytime. Also we saw few frogs and insects around. So it would be great if that area can be covered by glass on top or floor can be covered with tiles or worst case the whole area can be covered.
2. The morning service staff during breakfast were amazing with service but i feel It would give a fine dining touch if they were dressed much more professionally.
The above two points are just suggestions. Hope it will be taken on a positive note as I have high expectations from the property as it deserves all the good things it can get and has high potential to get better with time.

Overhyped, Overpriced, Overrated.
Overhyped, Overpriced, Overrated. The property is very good and sprawling with adequate parking space. But lacks maintenance. The bamboo walls of the bathroom were half rotten and were blackish with algae and fungus. The non-concrete part of the floor had leaves and dirt strewn all over. The wall corners of the bathroom had cobwebs - not cleaned even after informing the front desk. The doors were dated and needs renovation. Room was just basic. The lawn at the centre was wonderful with nice seating options. The pool was nice but felt the water a bit too chlorinated.

Best resort at prime location
Veryyyy good property with wonderful staff. It will be in my priority list whenever I visit goa. Clean rooms and good quality breakfast. Pool is amazing. Available at affordable price. Everything is near from the property

Value for money
Extremely good value for money - the hotel is very well positioned with the flea market, the Chapora fort, the beaches, cafes & boutiques of Assagoa...all within 10-15 mins.
We rented their highest category room & got an open to air washroom that was really nice...the room is also reasonably spacious & the bed was big enough for 2 adults & 1 kid. Their pool is small but ok for cooling down. Their breakfast was really nice too!
All in all - very good value for money & absolutely recommended!
