It's a nice place in a good location. I was only disappointed with the check-in, which was at a different location a 10-minute walk away. The staff person texted he could meet me at the place, and later offered to pick me up at the bus station but the latter offer came to late and the first offer was not made clear in the text. A simpler way, rather than have a separate check-in location, would be to have lock boxes at the residence so that guests could self-check-in.

Our Overall Recommendation: No – Unless You Plan Very Carefully
As we are currently on our way back home to Australia, we were travelling with four large suitcases (approximately 120 kg in total) and three pieces of hand luggage. Because of this, our number one requirement when booking accommodation was a parking space.
Reasons for Not Recommending This Property
1. Parking – Not as Advertised
Although the property advertises parking, it is **not located at the accommodation itself. Instead, you are required to park at a separate office some distance away. This meant that every time we needed something as simple as a T-shirt or a change of clothes, we had to walk back to the car. On top of that, the parking incurs a daily fee, making it both inconvenient and more expensive than expected.
2. No Running Water for 24 Hours
After driving almost 700 km (around 10 hours), all we wanted was a shower. Unfortunately, there was no running water whatsoever for the first 24 hours of our stay. A technician was only called the following day, meaning we had to wait until then before we could shower. After such a long journey, this was extremely disappointing.
3. Accessibility Issues
While the apartment itself was spacious and comfortable, it was located on the third floor with stair access only. There is no lift. This raises concerns for travellers with mobility issues or disabilities, as well as anyone travelling with heavy luggage.
4. Poor Check-in Communication
When we arrived, there was no signage explaining where to check in, nor had we received any prior communication advising us that the reception office was located elsewhere. We were fortunate to arrive around 6:00 pm, while the office was still open. Had we arrived after 8:00 pm, we would likely have been locked out with no clear way to access the apartment.
Thankfully, some kind young guests already staying at the property gave us the office phone number. I had to make the call using my Australian mobile, which incurred additional international charges. The staff member explained that Agoda had not provided them with my contact details, but regardless of where the error occurred, this information should have been communicated well before arrival.
One Big Positive
The bed was, without question, the most comfortable bed we have ever slept in during any of our holidays—and we travel extensively. It was exceptionally comfortable and made for a wonderful night's sleep.
Final Thoughts
If you decide to stay here, make sure you carefully plan your arrival, parking arrangements, and check-in process to avoid unnecessary stress.
For the same price we paid, we believe the Grand Park (5-star)* offers significantly better value, convenience, and overall service.

A rather lovely spacious place and for an excellent off-season price, but we felt like we were a bother.
As well, we couldn’t find an open restaurant for supper anywhere within walking distance, even with the help of 3 different locals. A bar graciously provided grilled cheese and ham. Being alone in the “hotel” with no desk as expected didn’t help.
The place was just not friendly and not helpful— you’re on your own!

Good location, easy walk to Old Town. Fine for a short trip, very basic but affordable. Had no hot water, only lukewarm.

Location is close to the Center of Rovinj but also very quiet. You walk about 150 m to be at the harbour line. Very modern building, parking close to the house.
Our room was very clean and modern.
We enjoyed our stay at this location and surely can recommend it.
