I stayed in hotal Five S for a few weeks in dec/jan 2026. Beautiful, well maintained building in a nice spot in Kampot (less than a dollar to the river by tuktuk). Friendly owner, efficient staff. Good breakfast in several variants in a nice garden-like environment with a small pool. Although the location is quite central (1 minute to nightmarket, 4 minutes to Durian roundabout), the place is serenely quit. Nice collection of books in the lobby. Cleaning rooms everyday during breakfast by friendly staff. I will certainly book again a next time in Kampot! JosvR, Netherlands.

Sounded Great in the Ad/Pics but turned out to be Very Very Disappointing in person

We stayed here because the listing made it look like a comfortable, good-value hotel, but unfortunately it was very disappointing for the price. The property felt much older and more run down than the photos suggested.The studio room itself was large and reasonably comfortable, and I was lucky to be on the first floor because there are a lot of stairs. If you are not good with staircases, this is probably not the right hotel, especially if you end up on a higher floor. One of the reasons we booked was because the ad said the room had a TV, but staff told us the TVs were removed about four years ago, so the listing is clearly out of date and misleading.
The breakfast was also very poor. The food looked old, overcooked and unappetising, and we could not comfortably eat it. That was especially frustrating because breakfast was included in the rate and formed part of the value when booking. The only real positive was the gentleman at the front desk, who was excellent. He was attentive, very helpful, spoke good English and did his best. Sadly, good staff alone could not make up for the poor condition of the hotel and the inaccurate advertising. I would not stay here again unless the listing and facilities were updated properly. The room was ok.

The staff was amazing, the family room was clean and very interesting with outdoor shower. The only deal breaker to stay again was that there was no elevator. When you come back from a long day you don't want to climb three or four flights of stairs.

No elevator so if this is a concern then look elsewhere. A/C was on the weak side, P-trap in bathroom floor drain didn’t work so bad smell, Tub plug also defective. Location is excellent. Staff member was also very friendly and helpful.

The staff were all excellent
The Manager helped us with all the tours we wanted to do around Kampot and Kep.
He also helped us book our bus to Siem Reap
