AMAZING B&B ON YASS MAIN STREET
5 out of 5 for the most amazing, yet low cost B&B in Yass.
Our hosts Shobha & Gareth were most welcoming and couldn’t do more than what they had already offered, even sharing some of their private area.
Their accommodation was well above our expectations and we will certainly be discussing our stay with many friends and family.
Spacious comfortable bedroom, great sitting room.
Whilst in the on the Main Street of Yass, close by there were restaurants, Soldiers Club and many other shops to support your stay.

Never again!
We stayed at Yass Central B&B and while it was a bonus to be able to bring our dogs, it was honestly one of the most uncomfortable and stressful nights we’ve had. We stopped over on the way to Sydney and got no sleep at all. The owners were incredibly loud right up until 11pm and seemed to be walking around the property all night — it felt intrusive and unsettling.
The kitchen was filthy, and the condition of the "included" breakfast items was just unacceptable. Used spreads, half-consumed milk, and random items just plonked in the fridge — it was really off-putting. If you have allergies or food intolerances, avoid this place at all costs.
The entire experience made us question whether the owners should be running a B&B at all. A serious rethink is needed. Definitely not recommended.

Has character- but never again
Certainly a unique experience, it unfortunately with a number of major drawbacks that made for a very uncomfortable stay.
To start, our check-in was far from the “contactless” process advertised. We never received a check-in link, and after trying all the codes from our Booking.com confirmation, we ended up having to call the owners upon arrival, which was awkward and inconvenient.
The room itself was clean, and we appreciated that – but that’s where the positives end. The noise from the upstairs owners was constant; every movement could be heard, and the stairs and floorboards creaked loudly any time someone walked past. It made for an extremely difficult night's sleep – honestly, the worst we’ve ever had in a B&B.
The kitchen was a huge letdown as well. It was visibly dirty. Even worse, the bathroom is located at the back of the house, meaning you have to walk through the kitchen to access it – not ideal for privacy or comfort.
To top it off, the owners cooked dinner and the smell of garlic and meat wafted straight into our room through the large gaps under the door. The smell lingered all night and made the space feel stuffy and unpleasant.
Overall, while the place has character, it really missed the mark on comfort, cleanliness, and privacy. Sadly, we would not stay again

Unreliable owners and terrible experience
The only positive thing from our experience was that our payment was promptly refunded.
Unfortunately, no check-in information was provided to us when the booking was confirmed and our payment was processed.
We advised that we would be arriving at 6pm and no one was there. Plus, we called multiple times and sent txt messages as well as messaging on the booking site. We were in fear of not having accommodation for the night, so we booked the only available room we could find
after not being able to contact the owners. It was a very unsettling and unsatisfactory experience for us.

Wonderful breakfast and comfortable bed
This was a nice and roomy B and B. Very cold when we arrived, but just took minutes to warm up. The continental breakfast provided was great, and the amenities everything you need. There was parking just outside and it was within walking distance of shops.
