Overall good experience with minor glitches
Positives: Great location, easy tram access, fun style, clean and well-equipped room, fast room service, small but adequate (for one person) room size. Overall great value.
Quirks: Customer service was efficient and friendly, but immature or under-trained. For example, when I asked the person who delivered my room service order what I should do with the plates etc when I'd finished, she shrugged and said, "You can leave them in the room or wherever, doesn't matter." When a waiter at breakfast asked how everything was, I said, "I'm finished, thanks very much," gesturing that he could clear the table, and he smiled and said "Amazing," and walked away. ("Amazing" was his answer to everything.)
Negatives: Poor breakfast experience in the restaurant. I ordered the most basic item: sourdough toast with butter and preserves. The toast came out almost burnt yet lukewarm (two slices). The amount of butter wasn't enough to thinly cover one slice, let alone two. The preserves had the taste of bulk catering products: very sweet with little fruit flavour. I couldn't identify what the black/red jam was. (However, the coffee was good.) These are all first-world problems, but the toast was $12 (first-world price) and it shouldn't be difficult to get it right.
Overall, I would stay again, but I wouldn't eat in the restaurant.
